The UAE real-estate market is becoming more disciplined.

For several years, high levels of demand allowed many projects to achieve rapid sales. Buyers frequently made decisions based on launch access, payment-plan headlines and expectations of immediate resale gains.

The market environment has changed.

Geopolitical uncertainty, lower transaction activity in parts of 2026 and rising construction pressures have caused buyers to scrutinise projects more carefully. Independent reporting indicated both a slowdown in Dubai sales and some price weakness during the early conflict period.

At the same time, first-half Dubai residential transaction value remained substantial, with one market report placing it at approximately AED 225.7 billion. The same report described buyers as becoming increasingly discerning and focused on quality and value.

The market is not closed—it is selective

Recent sell-outs demonstrate that capital remains available.

However, buyers are concentrating around projects that offer a clearer combination of:

  • Developer credibility
  • Practical payment terms
  • Strategic location
  • End-user relevance
  • Scarcity
  • Appropriate pricing
  • Strong community planning

This is healthier than a market in which every project succeeds regardless of quality.

Why the old brokerage approach is weakening

The traditional launch strategy often relies on:

  • Artificial urgency
  • Countdown marketing
  • Unverified appreciation claims
  • Repeated "last unit" messaging
  • Generic luxury descriptions
  • A focus on booking rather than suitability

More experienced buyers now request:

  • Comparable transactions
  • Payment-plan analysis
  • Developer delivery information
  • Supply forecasts
  • Unit-level recommendations
  • Holding-period scenarios
  • Resale considerations
  • Evidence supporting the asking price

Brokerages must therefore move from promotion-led selling to advisory-led selling.

Construction costs reinforce the need for selection

Construction and supply-chain pressures have increased delivery risks and may contribute to delayed handovers. Some industry reporting suggested that a significant number of scheduled 2026 completions could move into 2027.

Higher delivery costs may make it difficult for credible developers to offer equivalent new stock at dramatically lower prices.

At the same time, financially weaker projects may face greater risk from:

  • Contractor repricing
  • Material inflation
  • Financing pressure
  • Delays
  • Specification changes
  • Reduced margins

Buyers therefore need to assess not only the property but the developer's ability to complete it under changing conditions.
